Why should I have my roof coated?
With the ever increasing unpredictability of the Scottish weather combined with poorer quality production of roof tiles over the last few decades, moss growth on roofs are at unprecedented levels.
Moss growth is a key sign that your roof tiles are becoming more porous. As this happens the moss acts like a sponge absorbing moisture putting extra stress on the roof trusses, battens and tiles.
Expanding moss, particularly when wedged inbetween interlocking tiles can create gaps and lead to rainwater to make its way underneath the tiles and is not often seen until it’s made it’s way through the felt membrane and sarking boards and into the loft space. Thus shortening the lifespan of the roof
The process
The coating process is broken down into three different stages. The clean, the remedials and the coating application.
Prior to cleaning the roof, the ground areas are protected with tarpaulin sheets to catch the moss and debris. Then the roof is cleaned using a sensible bar pressure, which is enough to clean the tiles to a high standard but not as forceful as to cause any damage.
Once the cleaning process has began it’s time to check for any cracked or broken tiles to be replaced and any ridges, verges or hips which may require some repointing, or in some cases even rebedding.
And finally once the tiles have been allowed to dry and mortar set at least until the next day we can then go about the application of two coats of protective roof coating. The coating is spray applicated and comes in various colours to suit both the customer and the property.
What’s in the product?
The paint coating product is no ordinary paint and is purely designed with porous concrete roof tiles in mind, which is why you won’t(or shouldn’t) see roof coating on slate roofs
The coating first of all is microporous which means that the tiles are not completely sealed and they are breathable, which means water won’t penetrate the tiles but air will still pass through
A common myth is that roof coatings completely seal the tiles which is simply not true and of course there is also the case that re roofing is a direct competitor to roof coating which is after all a cost effective alternative to re roofing.
The coating has algacide and fungicide in the mix which is a primary ingredient for prevention of moss returning.
The coating has a 400% elasticity and temperature resistance of -30°c which allows for it to cope under extreme expansion and contraction
